Why Winter Is a Great Time to Buy Real Estate

December is usually when people are looking to deck their own halls—not buy new ones. But buying a home in December and January can be a smart move.

Michael Corbett, Trulia’s real estate expert and a bestselling author, is a big fan of the holiday season, what he likes to call “the lull.” He says that savvy home buyers should take advantage of this time if they’re serious about buying.

Why?

“Mortgage rates are low now, although they are higher than they were six months ago, and higher than they were last March,” Corbett says. “The price increases that were common in metro markets such as Las Vegas, Fort Lauderdale and Orlando are slowing. Even Atlanta, which had an average 19% price increase last year, is showing signs of cooling.”  Corbett explains why the holidays are no time to take a long winter’s nap if you want to buy a home.

LearnVest: What do you like about what you call The Lull, which is in December and January?
Corbett: There isn’t a lot of competition. People know they’re going to be busy or traveling during the holidays, so most deals have been wrapped up or people have put off looking until after the New Year. There are still homes on the market, but not as many people gunning for them. This is an advantage to both buyers.

LearnVest: If it’s a slow season, doesn’t that mean inventory will be lower?
Corbett: Yes, but the sellers are motivated. These are likely the homes that for whatever reason didn’t go during the peak season. The sellers will want to get the deal closed, especially for tax purposes. For a lot of people, it’s mental. It’s the end of the year and they want to tie up loose ends. This is an advantage for buyers, especially if there are points to negotiate.

LearnVest: Would other key people in the equation, such as realtors and mortgage brokers, also be scarce?
Corbett: I know a lot of realtors who love this time of year. They say they get a lot of business done because the people who are out looking are serious. As a buyer, your broker will have more time to focus on you, as opposed to other times of the year when they might be juggling more clients. You may not be able to close before the end of the year, but it’s a good time to get something under contract.
“Buying in winter may be the ultimate litmus test for a home, since all the big systems such as heating, plumbing, and the roof and gutters are put to the test in the cold.”

Some of the curb appeal may be gone, but fixing landscaping is a lot less expensive than finding out months later that your boiler doesn’t work.

LearnVest Would a slow winter market be prime time for investors?

Corbett: Investors are looking for fresh properties, often things that aren’t even on the market yet. The chances of getting outbid by an investor during a winter house hunt is unlikely. Few brand-new properties come on the market this time of year, so the investors won’t be circling.

Mortgages 101

Buying a home will likely be the biggest purchase you’ll ever make and the biggest debt load you’ll ever carry. Unfortunately, almost 75% of buyers admit they never truly understood all the ins and outs of their mortgage before signing on the dotted line. Most people think a mortgage is like a promissory note, where you owe the bank money that is paid back over an agreed upon period of time. Technically speaking, a mortgage isn't a loan. It’s a document that you actually give a bank that says they have the right to use your home as collateral in the event you don’t repay the loan. Given that there is so much at stake it’s highly recommended to know what type of mortgage to use in the purchase of your new home. Two of the most popular are a fixed rate and adjustable rate mortgages but there is a wide variety of other mortgage products available. Here is a description of six broad categories of mortgages.

  • Fixed Rate: The interest rate and monthly payments stay the same for the life of the loan.
  • Adjustable Rate: The interest rate changes every year with the market, and payments may go up or down accordingly. They usually come with ‘caps’. A periodic cap limits how much the interest rate can be increased each time it is adjusted. A lifetime cap is the total amount an interest rate can increase over the lifetime of the loan.
  • FHA (Federal Housing Administration) loan - Allows buyers who may not qualify for a home loan to obtain one Low down payment. The size of the loan may be limited.
  • VA Loan - Guaranteed loans for eligible veterans, active duty personnel and surviving spouses Offers competitive rates, low or no down payments. The size of the loan may be limited.
  • Balloon - Usually a fixed rate loan with relatively low payments for a fixed period. After an initial period, the entire balance of the loan is due immediately.
  • Interest Only – the borrower pays only the interest on the loan in monthly payments for a fixed term. After an initial period the balance of the loan is due.


FHA and many other banks have programs or loans that allow you to buy a home, fix it up, and include all the costs in one loan. Or, if you own a home that you want to re-model or repair, you can refinance what you owe and add the cost of repairs - all in one loan. You can include the costs of energy improvements into an FHA Energy-Efficient Mortgage. The government offers a free downloadable brochure to help buyers learn how to shop, compare and negotiate mortgages. The brochure has a Mortgage Shopping Worksheet and a glossary of terms in the back. The brochure is a great tool that any buyer should have as they begin the process of home shopping.

Buying A Foreclosed Property

What's the best advice when searching for foreclosed houses? I'm a first time buyer but looking to stay within my budget.

I recently fielded this question on a popular real estate listing website. It’s a good question. Most people are looking for a "good value. While foreclosures can offer value, one should know that they are sold "as is”. Buying a foreclosed home is a little different from buying a typical resale.  Some loan programs require that repairs done in order for them to loan money on the property. The seller usually wants a pre-approval letter from a lender before accepting an offer. It is for this reason that you know what type of loan you are qualified for before even looking. There often is little, if any, room for negotiation. On the upside, most bank-owned homes are vacant, which can speed up the process of moving in.
In looking specifically for foreclosed properties the first step should be to talk with your local lender to find out how much you can afford. Next is to meet with a Realtor about your wants & needs. I would not only focus on foreclosed properties, but other typical resale properties. Sometimes the repair issues & expenses can out weight\ the list price. Banks aren't necessarily selling foreclosures at fire-sale prices; most are listed at market value.

Check Your Credit Rating

To save yourself some time before going to you lender check your credit score. Credit scores range between 400 and 800. 620 + is considered “good”, 680 + is considered “premium” and may possibly help get you a lower interest rate. Make a list of your current debts, see which ones can easily be eliminated. A $500 a month debt payment (like a credit card or auto loan) could lower the amount of home you can afford by about $83,000! If there’s one essential ingredient for every successful REO, it’s having proof of funds in hand.  All cash is still the preferred option, but loans for REO purchases are on the rise, mostly from hard-money lenders like hedge funds and private investors instead of more conventional sources.

Do Your Homework

You need to know that a bank-owned foreclosure home may be vandalized or stripped by the angry home
owners so it will be sold 'as is'. If something breaks or malfunctions, the current owners will not fix it. Buying a foreclosed home is not for the faint of heart. They often require major repairs. Definitely have an inspection and consult a contractor. A lot of people underestimate how much work the home needs and the cost involved. For properties that have been left vacant for any amount of time, it’s important to check for any plumbing or electrical issues, vandalism, foundation problems, and mold.  Ensure the title is clear and check for any liens — such as builder liens and taxes — that need to be paid off. Don’t expect complete property records. Lenders usually don’t have them and won't work to obtain them. This is public information and usually can be found at a county’s recorder’s office.  Find out how much is owed on the home and make a list of everything that needs to be repaired, with an estimate of costs (add 10 to 20 percent to pad it). Now, you’re ready to make an offer.


Remember the early bird definitely gets the worm in the foreclosure market, if it looks like a great deal, other buyers are undoubtedly looking too.

Victory Heights Best Kept Secret

Victory Heights, named because of its location to one of the main arteries of Savannah; Victory Drive, is one of the best kept secrets of the midtown neighborhoods. The Victory Heights area established in the late 40’s and early 50’s is nestled between the Thunderbolt, Avondale, and nearby Gordonston neighborhoods, and backed by Bonaventure Rd/Cemetery.  With easy access to Victory Dr. the neighborhood is only about a 20 minute drive to Tybee Island. The quiet neighborhood would not reveal its close proximity to the Victory Square Shopping Center (Victory and Skidaway) which hosts Home Depot, Target, Staples a movieplex, and numerous places to eat. Historic Daffin Park A Short Jaunt Away

First Steps in Preparing to Buy a Home

Organize Your Finances

Thinking of buying a home and wondering where do I start?  The first step is to deal with the financial issue. First figure out how much can you afford in a monthly mortgage payment. Although this may seem obvious it is crucial in determining where and what kind of home you will be shopping for. When doing your calculations on this remember to include taxes, homeowners insurance and any other monthly payments attached with the mortgage payment. Also it’s important to include all your expected utilities water/sewer, trash collection, plus the usual. In some cases you may want to pick a lender and get
pre-qualified for a mortgage. A lender will consider your debt-to-income ratio, which is a comparison of your gross (pre-tax) income to housing and non-housing expenses. (Credit card debt, car payments, school loans etc.) A lender will want to know how much cash you have available for a down payment. They will most likely ask for bank statements that go back at least a month or two. If a large amount of cash suddenly on your bank statement they will want to know where the money came from. Lenders frown on borrowing money for a down payment, so be prepared to show proof of any income, inheritance, or gifts.

Make A Must Have & Wish List


Now you know what you can afford, think about how much space you need. Think about what areas of town you might want to live in. Talk to friends and family and drive through some of these neighborhoods during the day and in the evening to get a good sense of what they are like. Based on your spending range you may want to give thought to what features in a home are most important and which ones you would be willing to live without. In making this determination consider your family’s lifestyle, what kind of features fit for your family? Do you need to be close to certain schools, how far of a commute will living in a certain neighborhood involve? What kinds of amenities are you looking for in the home and neighborhood? Establish which things are essential, and which are on your ‘wish list’.

Choose an Excellent Realtor

The next step in home buying is the least talked about, and yet one of the most important, choosing an agent that will represent you. Most likely you will hear friends say they know so-and –so who can recommend an agent who was ‘OK’, just pass on these! Buying a home is one of the most important events in your life, and it can be a stressful process. Given this you want someone who is more than ‘OK’ you want someone who is excellent! So what does an excellent Realtor mean? To keep it simple here are a few pointers in what to look for in obtaining an excellent Realtor.
  • A full time professional Realtor. Someone who has extensive work history in the industry. The number of years a person has been in the business does not necessarily reflect the level of service you can expect but it’s a good place to start.
  • Do they have any professional awards or professional designations?
  • The agent should have past clients that are able to provide a reference on their reliability. Also ask the agent to provide a list of what they've listed and sold in the last year.
  •  Is there a team or staff that works with them, such as a personal assistant?
  • Do they have their own website with a property search feature?
  • They should be very familiar with the area in which you wish to buy.
  • They should be willing to show properties other than the company they work for.
  • They should have the ability to negotiate effectively on your behalf. Everyone has different styles, but you don’t want an agent who is too shy to press an issue when needed.
  • Your agent will want to keep in touch with you daily or weekly to tell you about properties that meet your criteria.

Here a few more tips on getting a good real estate agent to represent you.
  • Check with your state's regulatory body to find out if the person is licensed and if there have been any disciplinary actions or complaints.
  •    Select an agent with the right credentials. The alphabet soup after the name can be an indication that the person has taken additional classes in a certain specialty of real estate sales. Here's what some of the designations mean:


o   -- CRS (Certified Residential Specialist): Completed additional training in handling residential real estate.
o   -- ABR (Accredited Buyer's Representative): Completed additional education in representing buyers in a transaction.
o   -- SRES (Seniors Real Estate Specialist): Completed training aimed at helping buyers and sellers in the 50-plus age range.
o   If the agent calls himself a Realtor with a capital "R," that means he's a member of the National Association of Realtors.

Buying an Energy Efficient Home

When you are buying a new or previously owned home, you should consider not only the price of the home, but also the operating costs of owning the home. Energy consumption comprises a large portion of home operating costs. Heating and cooling usually comprises 45% of these costs.

Consider looking for a home that was built to Energy Star standards. ENERGY STAR qualified homes are independently verified to be at least 30% more energy-efficient than homes that were built according to the 1993 national Model Energy Code. (ENERGY STAR is a U.S. Environmental Protection Agency (EPA) voluntary program that helps businesses and individuals save money and protect our climate through superior energy efficiency.) Here are some of the differences you will find in an ENERGY STAR qualified home:

·         building envelope upgrades

·         high performance windows

·         controlled air infiltration

·         upgraded heating and air conditioning systems

·         tight duct systems

·         upgraded water-heating equipment

 If the Home is not Energy Star qualified there are still things that you can do to investigate the energy efficiency of a home. Determining the energy efficiency of a home can be difficult, but it is possible. Here are some tips for consideration:

1.      Ask the seller for copies of the monthly utility bills, low utility costs could represent an energy efficient home. However they could also reflect an infrequent use of the heating cooling system.

2.      You could also gather information on the furnace and air conditioner for any house that you may purchase. For air conditioning you will want to know the seasonal energy efficiency rating (SEER) and for gas furnaces you are interested in the Annual Fuel Utilization Ratio (AFUE). The rating for a SEER ranges from 10-17, the higher number using the least amount of energy. The AFUE ratings are more straight forward ranging from 75% to 97%, again the higher number being the most efficient.

3.       Ask your agent or the seller the age of the HVAC. If the equipment is 10-15 years old with a SEER of 8 or less, the time may be approaching to replace the system. Inspect the insulation in the attic. Insulation coverage should be continuous and thick enough to cover all the studs.

4.      Check the water heater to see if it has an ENERGY STAR label.  According to the Buildings Energy Data Book, heating water accounts for 17% of on-site residential energy consumption. The five water heating technologies that are eligible to use the ENERGY STAR label offer energy savings from 7% to 55%, depending on the technology used.
